Most BTO Buyers Are Comparing the Wrong Things
When the June 2026 BTO ballot opens — covering Bishan Lakeview, Bukit Merah/Berlayar, Ang Mo Kio, Sembawang, and Woodlands — most applicants will run the same shortlisting process.

Floor level. Unit stack. Proximity to MRT. Facing direction, in the sense of which way the windows look — not what the facing direction means structurally. Distance to amenities. Estimated resale potential.
These are all valid considerations. They are also the visible layer.
What most BTO applicants do not examine before submitting their application: whether the structural profile of the units they are shortlisting supports the people who will live in them. This is what a Feng Shui property screening covers.
What Makes a BTO Flat Different to Analyse
All BTO flats completed from 2024 onwards fall under Period 9 (2024–2044) of the Flying Star system. The Flying Star chart for any property is plotted based on two fixed inputs: the construction period and the facing direction of the building.
This matters for BTO buyers for a specific reason.
Different blocks within the same BTO project can face different directions. A north-facing block and a south-facing block within the same estate carry entirely different Flying Star charts — and entirely different structural profiles for the units within them.
At the application stage, you typically select a town and block preference. You do not yet know which unit you will be allocated. But the block facing directions are visible from published site plans, and a screening can be run against those blocks before you submit.
A screening run before you ballot changes how you rank your preferences. A screening run after you receive your allocation tells you what you are working with. Both are useful. The pre-ballot window is the more strategic one.
The Four Questions a Property Screening Answers
A 9Heavens Property Screening (Basic) examines four structured questions for a BTO flat.
1. What is this block's Flying Star chart?
Based on the block's facing direction and construction period (Period 9), the screening establishes the base chart. This is fixed. It does not change when you renovate, repaint, or rearrange furniture. It defines the structural distribution of energy across the nine sectors of the flat.
2. Which sectors carry the high-value and high-risk stars?
The chart distributes nine stars across the flat's sectors. Stars 8, 9, and 1 are the productive stars in Period 9. Stars 2 and 5 are the primary risk stars. In 2026 specifically, Star #5 sits in the South sector — blocks with South-facing main doors carry an additional layer of caution this year. The screening maps where the productive and risk stars land across the full floor plan.
3. Do the main door, master bedroom, and home office fall in productive sectors?
These three positions account for the majority of structural effect on occupants. The screening maps all three against the block's Flying Star chart. A unit where all three land in productive sectors has a meaningfully different structural profile from one where even one falls in a risk sector — even if both units are in the same block on adjacent stacks.
At the BTO selection stage, this analysis gives you a ranked preference between units facing different directions or sitting on different stacks before you submit.
4. Does your BaZi profile align with the unit's dominant elements?
The Flying Star chart carries elemental characteristics. A unit where the dominant sectors carry Fire and Earth elements may support one BaZi profile and work against another. A basic compatibility check — matching the unit's dominant elemental profile against the occupants' BaZi — runs as part of the screening.
Two applicants with different BaZi charts may rank the same shortlist of units in a different order.
What the June 2026 BTO Locations Mean Structurally
Each of the June 2026 BTO projects presents different screening considerations.
Bishan Lakeview is the first new HDB project in this precinct in over 40 years. Supply is limited to approximately 1,210 units. Demand will be high, which means less flexibility at the unit selection stage — buyers who receive a ballot queue number will be working with whatever stacks remain. Identifying which blocks carry the more productive chart before you submit gives you a clearer basis for ranking your preferences.
Bukit Merah/Berlayar offers approximately 1,960 units across 2-room flexi, 3-room, and 4-room layouts. The larger unit count and mix of floor plans creates more options at selection — and more variables to run a structured analysis against.
For both projects, 2026 brings a specific consideration worth factoring in: Star #5 Yellow sits in the South sector this year, with Grand Duke Jupiter adding a secondary layer of caution in the same zone. This is not a reason to disqualify South-facing units. It is a reason to assess them with more precision than you would in a neutral year — which is exactly what the screening provides.
When to Run the Screening
